KOLEEN CORMERO / PORTFOLIO 2026
CASE STUDY / LOCAL WINDOWS PROTOTYPE
Upload your MSR.
Get an Excel sheet.
Add your product prices.
Takeoff Desk reads saved material quantities from a Measure by RFMS .msr file and creates an Excel workbook for pricing. It replaces retyping the quantity schedule with an organised export.
THE PROBLEM / MY SOLUTION / THE BENEFIT
Less manual entry.
Fewer transfer mistakes to check.
The problem
Manually transferring a takeoff into Excel means typing material descriptions, units, and quantities again. A missed row, mistyped number, or quantity assigned to the wrong drawing can carry through into pricing.
How I solved it
The local converter reads the saved material quantities from the MSR and builds the Excel worksheets automatically. It carries the material, unit, and gross quantity together, ready for the estimator to enter product prices.
What it helps prevent
Direct export removes the need to retype the saved quantities. Separate drawing tabs keep the work organised, and preset quantity × price formulas avoid rebuilding each line calculation by hand.
The practical change: upload the saved MSR, export the workbook, and enter prices instead of recreating the quantity schedule. The estimator still checks the source takeoff, scope, and pricing; an incorrect source quantity is not corrected by exporting it.
A SIMPLE HANDOVER / FROM TAKEOFF TO PRICING
01
Upload the MSR
Save the latest allocation in Measure, then select the .msr file in the local converter.
02
Convert to Excel
Export materials, units, and saved gross quantities into worksheets organised by drawing.
03
Enter product prices
Add your unit prices in the highlighted Price cells. Each Total calculates quantity × price.
TRY THE WORKFLOW / FICTIONAL SAMPLE
An MSR file in.
Excel ready for pricing.
Preview the workbook, try entering a product price, or download the Excel sample and work directly in its Price cells.
- 01Upload your MSR
Select the saved Measure project in Takeoff Desk.
- 02Convert to Excel
Get materials, units, and saved quantities by drawing sheet.
- 03Enter product prices
Add a unit price in Excel. Line totals calculate automatically.
The local app accepts your .msr file. This portfolio preview uses a fictional sample to show the Excel output.
Your quantities.
Your product prices.
Material quantities are carried into the workbook. Enter a unit price per shown unit in the highlighted cells to try the calculation.
On mobile, swipe across the table to reach the Price and Total columns.
| Material | Unit | Gross QTY | Unit price | Total |
|---|
No saved quantities on this drawing sheet. The empty Key Plan is still included in the Excel workbook.
Enter a product price to calculate its line total.
The downloadable workbook starts with blank Price cells and working Total formulas. On-page price entries are for this preview only.
SCOPE-REVIEW CONCEPT / SEPARATE FROM THE CONVERTER
Identify possible omissions.
Review them before quoting.
A separate scope-review concept compares quote items with a project checklist to flag possible omissions. It needs the quote data and project requirements as well as the takeoff. These checks are not included in the working MSR-to-Excel converter.
Sheet vinyl adhesive missing
If sheet vinyl is in scope and its required adhesive is not included in that area’s quote, flag it for review. Check the selected product, coverage, and whether the allowance is included elsewhere.
Heatweld missing
If the selected scope requires heatwelded seams and no matching heatweld allowance is quoted, flag it. Review the seam plan and the material and installation allowance.
Cove former not quoted
If the specified coved detail requires a cove former and no corresponding item is quoted, flag it. Confirm the profile, extent, and whether it is covered by another line.
Silicone not quoted
If the project checklist requires silicone within this flooring package and it is absent from the quote, flag it. Confirm the relevant junctions and whether another trade is responsible.
How a finding is resolved: the estimator checks whether the item is included elsewhere, adds the required allowance, or raises a clarification. A flag identifies something to review; it does not choose a product, invent a quantity, or approve an estimate.
Requirements depend on the specified products and project scope. An MSR file alone cannot show whether an item has been quoted.
THE EXCEL OUTPUT
The quantities are ready.
You control the prices.
Each drawing sheet has its own worksheet with Material, Unit, Gross QTY, Price, and Total columns. Price cells start blank. Line totals stay blank until a numeric price is entered.
Units remain attached to their quantities, and empty drawing sheets are preserved. The exported workbook can be edited in Excel.
THE PRACTICAL BENEFIT
Less retyping.
A clearer pricing handover.
The converter transfers saved quantities, organises the drawing worksheets, and adds line-total formulas. This lets the estimator focus on checking scope and entering product prices instead of rebuilding the spreadsheet.
Project scope: a local Windows prototype requiring a compatible installed Measure reader. This website demonstrates the output with fictional data; real MSR files are processed in the local app.
